Sanibel and Captiva offer a wide variety of property styles and locations to choose from when purchasing residential property. There are generally 7 classifications of properties used to distinguish between specific areas and/or property types. These consist of Gulf-front, Bay-front, Canal, Bayou, Near-beach, and Inland properties. In addition to these, Captiva has property located on Roosevelt Channel. |
 Within these seven classifications there are approximately 80 subdivisions of single-family homes, each having their own characteristics and differing price ranges depending on typical real estate factors such as location, size, age, and condition. There are currently approximately 120 condominium complexes on the islands, each of which also vary in price due to the factors mentioned above, as well as variables including what amenities and recreational facilities are offered, number of units in the complex, and minimum rental periods.
